Living in a quadplex/4plex offers unique perks that traditional apartments don’t, like intimacy and cheaper rents. However, you may need to compromise on things like sharing amenities and dealing with close proximity to neighbors. What Is a Quadplex (4plex)?

A quadplex, sometimes called a 4plex, is a multi-family building with four distinct apartments. Each apartment unit must be complete and must have its own entrance and lock. Units are usually occupied by different renters.

Unlike a large apartment complex, quadplexes are often constructed from large homes. Therefore, you may share more walls, hallways, or outdoor spaces. For this reason, it may lack the privacy you want. As with any apartment you choose, living in a 4plex comes with its share of pros and cons. Here’s what to consider before you sign your next lease.

Pros of Living in a Quadplex (4plex)

Here are some of the pros to consider when deciding whether to rent a unit in a quadplex.

Lower Rent

A quadplex unit usually comes with a cheaper rental price tag, especially if the landlords live on-site and manage the property themselves. The lower rent could also open the door for more opportunities in your apartment search. For example, you may be able to find a 4plex in a better neighborhood and avoid spending a bundle on an apartment situated in the heart of the commercial district.

More Space

A unit in a 4plex is larger than a traditional rental property and offers more room to spread out. The 4plex setup could resemble connected townhouses, a small apartment building, or a large house with a unit on each floor. When a 4plex is inside a multi-family home, there may be one central entrance leading to individual doors: other times, you’ll find a door leading from the outside into each particular unit.

Better Neighborhoods

You’ll often find 4plexes in desirable neighborhoods situated in residential areas. You may still live within walking distance of the city center, but you’re more likely to live along leafy streets and enjoy a lawn outside your building.

Low Levels

Unlike high-rises or walk-up apartments, 4plexes have lower levels. You’re unlikely to walk up more than one staircase to your apartment with groceries or after a night of bar hopping. Some 4plexes also look like townhouses lined up in a row with connected walls or small apartment buildings. You never need to travel far from your car and can visit with neighbors easily.

Good for Families

4plexes can be an excellent choice for families depending on where you live. These apartments are usually found in quieter, residential neighborhoods that open the door for quality school districts. 4plexes are also larger, offer some kind of lawn and outdoor space, and are located in single-family areas with other kids around.

Utilities Included

While 4plexes don’t always include utilities, it’s more likely than in a traditional apartment building. This is because 4plexes are often situated in multi-family houses, and it can pose a challenge for landlords to separate the utilities for each apartment. Even with the included utilities, a 4plex is usually more affordable in a 2plex or other apartments. However, if all utilities aren’t included in the rent, you’ll likely discover the water is paid for.

Better Parking

Many large apartment complexes are short on parking space or charge an additional fee for its use. However, 4plexes usually have private parking spaces or a small lot for their tenants. With just four units, you’re always going to find a spot to park without worrying about the extra fees.

Close Proximity to Your Neighbors

4plexes are smaller and more intimate than traditional apartment buildings. However, you’ll also be living close to your neighbors, which can be a con if you enjoy privacy and don’t want to run into people every time you leave your apartment.

Noise Issues

With neighbors being so close to your apartment, it’s common to hear noise through the walls or ceiling. Many 4plexes are also in older buildings, and the insulation may not be as sound as a new complex. If you decide to rent a 4plex, make sure you have a plan to reduce noise with door draft stoppers or a white noise machine.

More Responsibilities

Living in a 4plex may come with more responsibility for renters. For example, your lease could require a specific way to dispose of trash and recycling, tidying up your porch, and possibly maintaining the lawn. Make sure you discuss expectations with the landlord and check your lease for any obligations.

Shared Amenities

The shared amenities of a 4plex can be a con for some renters. The expansive front porch can get crowded quickly if all the tenants have a few guests. The backyard barbecue, laundry facilities, and parking may get busy and deter you from socializing when you just want to get laundry or dinner cooked quickly.

Living Next to Your Landlord

Many landlords purchase 4plexes as investment properties and live in one of them while renting out the others. This can be a win for renters who like the idea of having a landlord on-site who can take care of issues that arise. However, you also need to consider the level of privacy you want and whether you want the landlord to see your private life or your guests coming and going.

Farther Away from Urban Amenities

You’ll often find 4plexes in suburbs or residential neighborhoods. You’re more likely to enjoy tree-lined streets, but you’re also farther from urban amenities. Plan for an appropriate transportation budget, look at the local costs of Ubers and see how long it takes you to get to your favorite watering holes and restaurants before you sign a lease.

Are There Alternatives to 4plexes?

If you like the idea of a 4plex but can’t find the right fit for you, there are alternatives to consider during your apartment search. Smaller apartment buildings, duplexes, and triplexes are a few places to start. As their names imply, a duplex is two units, and triplexes offer three separate apartments. There are even 6plexes, which contain six individual apartments. Regardless of the number of units, “plexes” are usually found in multi-family homes with private entries.
