Moving to Orchards

The proximity to the Glenn Jackson bridge, which spans the Columbia River on Interstate 205, means that Orchards is quite the popular location. Orchards has a large number of apartments for rent across a broad range of properties. From large properties with hundreds of units to duplexes and houses, there are a lot of choices for a town with less than 20,000 people calling it home. The ratio of persons paying rent each month to a mortgage is higher in Orchard, so renters may have better luck out here. The vacancy rate typically hovers in a range that means there aren't too many empty rental properties, but enough openings to make finding a place not too hard.

Orchards' Neighborhoods

Each neighborhood offers a distinct atmosphere, with the types of homes available and the surrounding amenities. Take a look at each of the Orchards neighborhoods and see which one is best for you.

Fourth Plain and NE Covington Road: This part of Orchards is where the biggest concentration of apartment complexes is found. Running along Fourth Plain Blvd near I -205, there is also a big concentration of shops large and small. At the western end is the Vancouver Mall.

Five Corners: Just to the north is the Five Corners neighborhood. More single-unit homes than apartments, it's a mix of older houses with some new construction here and there.

North Sifton: On the north side is the community of North Sifton. SR 500 forms the west boundary and has numerous shops, restaurants, and businesses. Behind the storefronts are beautiful tree-lined streets with established rental homes among the choices.

Mountain View Meadows: The southeast part of Orchards, near the big Armed Forces Reserve Center on Fourth Plain, is the area known as Mountain View Meadows. Townhomes, manufactured housing, and single-unit dwellings are here. Whether looking for a house rental or something smaller, this part of Orchards has it.

Living in Orchards

The area is defined as much by the roads that run through it as anything else. Fourth Plain Boulevard, I-205, State Route 500 and NE Padden Parkway all pass through Orchards. Although there is public transportation, cars are important here.

While the nightlife options may be fewer than in Vancouver or Portland, there is fun to be had in Orchards! Cinetopia, the top-level cinema with options from parlor-style to grand auditorium seating, is located at Vancouver Mall. Hula Boy in Evergreen Plaza is an area favorite, with incredible Hawaiian fare. Russian, Vietnamese, Indian and Pacific Island stores can all be found within a few blocks of each other.
