So you want to live in Saint Louis but you don't want to deal with crowded streets, noise-filled apartment complexes, and high prices? That may be exactly why you come to Maryland Heights. This suburb is home to more than 27,400 people, so it can't be that bad, right? Even better, if you don't like the concrete-parks found in the big city, this space has plenty of wide open parks to welcome you into. For all of these reasons, finding an apartment to rent in Maryland Heights may be just what you need to relax.

Moving to Maryland Heights

This city isn't all that old, either, having been incorporated from a small village into a city in 1985. It is about 23 miles square, which gives it plenty of room to provide parks, shopping centers, and homes with big yards (and yes, some of those you can rent). With parks such as Creve Coeur County Park, Vago Community Park, and Gerald A Eise Memorial Park, there's always something here to get you outside and enjoying the outdoors.

House rentals, condo rentals, and some duplex rentals are available in Maryland Heights. About 36 percent of the households here rent, which includes numerous apartments for rent. And, about 6 percent of the homes here are vacant at any time, which means as a renter with a good credit score, security deposit, and a steady job, you should have no trouble getting the apartment you are after.

Living in Maryland Heights

The city doesn't have designated neighborhoods. However, it is near to the cities of Bridgeton, Champ, and Westwood. The price of apartments to rent remains mostly affordable. The cost of living is moderate, but about the same as Saint Louis itself. This isn't your ultra urban neighborhood, but it is a short drive from the big city and boasts far more amenities.

The city of Maryland Heights has about half of its population commuting to and from work. The good news is that most only commute about 19 minutes per day, making this a short drive.

Welcome to the September 2019 Maryland Heights Rent Report. Maryland Heights rents increased over the past month. In this report, we'll evaluate trends in the Maryland Heights rental market, including comparisons to cities throughout the state and nation.

Maryland Heights rents increased slightly over the past month

Maryland Heights rents have increased 0.2% over the past month, and are up sharply by 7.0% in comparison to the same time last year. Currently, median rents in Maryland Heights stand at $870 for a one-bedroom apartment and $1,129 for a two-bedroom. This is the ninth straight month that the city has seen rent increases after a decline in November of last year. Maryland Heights' year-over-year rent growth leads the state average of 0.8%, as well as the national average of 1.5%.

    Rents rising across cities in Missouri

    Throughout the past year, rent increases have been occurring not just in the city of Maryland Heights, but across the entire state. Of the largest 10 cities that we have data for in Missouri, 8 of them have seen prices rise. The state as a whole logged rent growth of 0.8% over the past year. Here's a look at how rents compare across some of the largest cities in the state.

    • Looking throughout the state, Chesterfield is the most expensive of all Missouri's major cities, with a median two-bedroom rent of $1,365; of the 10 largest cities in the state that we have data for, Columbia, where a two-bedroom goes for $721, is the only major city to see rents fall year-over-year (-0.3%).
    • Chesterfield, St. Peters, and St. Charles have all experienced year-over-year growth above the state average (9.4%, 3.8%, and 1.0%, respectively).

    Maryland Heights rents more affordable than many large cities nationwide

    As rents have increased sharply in Maryland Heights, a few large cities nationwide have seen rents grow more modestly. Maryland Heights is still more affordable than most large cities across the country.

    • Maryland Heights' median two-bedroom rent of $1,129 is below the national average of $1,191. Nationwide, rents have grown by 1.5% over the past year compared to the 7.0% rise in Maryland Heights.
    • While Maryland Heights' rents rose sharply over the past year, many cities nationwide also saw increases, including Phoenix (+3.7%), Dallas (+2.0%), and New York (+1.7%).
    • Renters will find more reasonable prices in Maryland Heights than most large cities. For example, San Francisco has a median 2BR rent of $3,133, which is more than two-and-a-half times the price in Maryland Heights.

    Data from private listing sites, including our own, tends to skew toward luxury apartments, which introduces sample bias when estimates are calculated directly from these listings. To address these limitations, we’ve recently made major updates to our methodology, which we believe have greatly improved the accuracy and reliability of our estimates.

    Methodology:

    Apartment List is committed to making our rent estimates the best and most accurate available. To do this, we start with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, comparing only units that are available across both time periods to provide an accurate picture of rent growth in cities across the country.

    Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Our methodology also allows us to construct a picture of rent growth over an extended period of time, with estimates that are updated each month.
