Virginia Beach Rent Report: July 2026
Welcome to the Apartment List July 2026 Rent Report for Virginia Beach, VA. Currently, the overall median rent in the city stands at $1,900, after rising 1.0% last month. Prices and are now up 4.0% year-over-year. The median rent in Virginia Beach rose by 1.0% over the course of June, and has now increased by a total of 4.0% over the past 12 months. Virginia Beach’s rent growth over the past year has has outpaced both state (-0.1%) and national (-1.2%) averages.
Six months into the year, rents in Virginia Beach have risen 4.9%. This is a slower rate of growth compared to what the city was experiencing at this point last year: from January to June 2025 rents had increased 6.1%.
Virginia Beach rents went up 1.0% in the past month, compared to the national rate of 0.4%. Among the nation's 100 largest cities, this ranks #20. Similar monthly rent growth took place in Washington, DC (1.0%) and Cleveland, OH (0.9%).
Citywide, the median rent currently stands at $1,574 for a 1-bedroom apartment and $1,780 for a 2-bedroom. Across all bedroom sizes (ie, the entire rental market), the median rent is $1,900. That ranks #20 in the nation, among the country's 100 largest cities.
For comparison, the median rent across the nation as a whole is $1,217 for a 1-bedroom, $1,371 for a 2-bedroom, and $1,385 overall. The median rent in Virginia Beach is 37.2% higher than the national, and is similar to the prices you would find in Chicago, IL ($1,905) and Chesapeake, VA ($1,838).
If we expand our view to the wider Virginia Beach metro area, the median rent is $1,692 meaning that the median price in Virginia Beach proper ($1,900) is 12.3% greater than the price across the metro as a whole. Metro-wide annual rent growth stands at 5.0%, above the rate of rent growth within just the city.
