Enjoy a place where tenants stay for years. Most of our tenants renew their leases each year. We strive to be excellent landlords by doing regular upgrades and being responsive to the needs of our tenants.
This is a 1-bedroom apartment located on the backside of the apartment complex. It is Unit J. It is approximately 600 sq ft, tenant to verify. It is 1.4 miles from the apartment complex to the hospital. Many people ride their bikes to The Spit from here. There is a utility closet between this unit and the neighbor. So, it is very quiet. We know because we lived there. There is a full kitchen, full bathroom, vinyl plank flooring, a walk-in closet and keyless entry locks. Stove is electric. Heating is gas.
All of our leases expire at the end of April each year, in other words we like year-round tenants. We do NOT do vacation rentals. Every year, applicants propose various options which include them leaving in September or October. For years, our answer has been, no thank you for a multitude of reasons. This policy is true for 2025 as well.
We have a dog-friendly policy, 1 dog maximum, absolutely NO CATS or any other type of pet. We adore cats and our gorgeous boy adopted us years ago. Unfortunately, in the past, a tenant totally ruined a unit due to cat issues of nearly $13,000 damage. If you have a dog, please bring the dog for a pet interview during the showing.
We have a strict policy regarding no smoking, no vaping on the entire property, including the balconies, common areas and parking lot. Our tenants appreciate a quiet, peaceful atmosphere. They give us feedback that they like the 10 pm to 7 am ‘quiet time’ policy. There is a laundry room available for the tenants.
The first month’s rent + security deposit + sales tax + pet fee, if applicable is required ($1,000 + $1,000 + $39.25 + $50 pet fee = $2,089.25). Landlord pays the water/sewer, trash, lawn mowing, snow removal and building maintenance bills. Tenant pays for internet, Enstar (gas) and HEA (electricity). Renter’s insurance is highly recommended but not required.
HOW TO APPLY The rental application is done via Avail. To save people money, we do a simple questionnaire first. Then, it's narrowed down to 2-3 potential renters. At that point, they fill out the Avail $55 application. You are able to do 80% of the application BEFORE paying for the $55 fee and BEFORE Avail produces the credit and criminal background checks. If you fill out 80% of the application BEFORE the showing, the walk through at the apartment, this speeds up the decision-making process. Typically, the most common issue that can slow down a prospective tenant is the connection between the person’s bank information and Avail. You can get to Avail via https://www.avail.co/.
HOW TO SET UP A SHOWING. One of the two landlords, Mike, will conduct the showings. Please send him a private text message and communicate directly with him. One of the things we look for in a tenant is mature communication skills. One of our most mature tenants was 19 years old when she and her 20-year old boyfriend rented from us. Easy communication with tenants is a key component to success.
