Apache Junction takes up roughly 35 square miles and maintains a population of about 40,000, which allows everyone to spread out and stretch their arms a bit without hitting their neighbor. The population keeps a pretty low-key lifestyle, and many spend the hours between 9 and 5 in the construction, building, or other service industries. Many people find that once they move to Apache Junction, theyre not likely to ever leave. This phenom creates a more stable housing market, the downside of which is the challenge to finding an apartment or home for rent in Apache Junction.

Moving to Apache Junction

With the tip of a cowboy hat, a click of the spurs, and a fast gallop off to the east of Mesa, you’ll find yourself in the desert land of Apache Junction. But don’t let "desert" scare you into believing this is a no mans land (though the city does pride itself on its cinematic Western feel). Apache Junction, which rests at the base of the Superstition Mountains, is very much alive and eagerly awaiting your arrival.

Neighborhoods

Palm Springs: The people of Palm Springs have a genuine love for people of all walks of life, marital status, and sexual orientation. No questions asked. This is most definitely a "free to be you and me" community. If youre trying to find a home for rent in Apache Junction, Palm Springs is going to grant you almost instant access, with its higher than 20 percent vacancy rate. Do note, however, most of the rentals here are small to medium-sized homes, so if youre planning to bring the extended family along with, you might need to rent a couple of places.

Route 60: The Route 60 area is predominantly occupied by the older generation who have likely lived here for most of their retirement years. This area maintains a very high vacancy rate, so looking for a home to rent should be as easy as making a wish, clicking your heels, and having it appear. Oh, and in case you didn't figure it out yet, the Route 60 area is bordered by, well, Route 60. Vroom vroom.

Youngberg: Though you might think it when passing through, Youngberg is not a ghost town - but it is ranked among the quietest neighborhoods in America! The people in Youngberg enjoy keeping to themselves even while living in large groupings of mobile homes. Home rentals here are fairly easy to come by, and once you’re in, the locals will just absorb you right into their long-standing way of life. But really, people don’t like to move away from this place. Oh, and if you’re young (or young at heart), you’ll fit right in.

Lost Dutchman:What exactly happened to the "lost Dutchman?" Well, considering this is part of the former wild, wild west, you can probably guess, and if you can’t, it’s probably not worth the story. Lost Dutchman has slightly more expensive apartments, but you’ll discover that you're in a more upscale area (but lets not get too crazy here; were not talking New York City upscale). The calm nature of this area tends to attract retirees and executives, but Apache Junction really loves em all just the same.

Living in Apache Junction

Apache Junction is a grand city full of wonderful exploration options. When not catching up on the latest re-runs of a television show, locals head out to the Superstition Mountains or wander down to the Goldfield Ghost Town for a bit of history. If you truly do want to know what happened to the lost Dutchman, you can head on into the Lost Dutchman State Park. The possibilities for exploration in Apache Junction are seemingly endless. And if you ever tire of your surroundings, Mesa (a big city!) is just about 20 miles to the west. Yee-haw!

Picture the most western scene you can imagine. It’s likely filled with saloons, dusty roads the occasional tumbleweed rolling through, sheriffs, bandits, cowboys, and Indians, right? Now, let your imagination linger there for a moment. If envisioning this western wonderland makes it hard for you to snap back to reality, you’ll adjust to Apache Junction just fine (although you likely won’t come across a shootout between good guys and bad guys unless its for a movie scene - sorry to burst your bubble on that one).

Welcome to the July 2020 Apache Junction Rent Report. Apache Junction rents increased over the past month. In this report, we'll evaluate trends in the Apache Junction rental market, including comparisons to cities throughout the metro, state, and nation.

Apache Junction rents increased slightly over the past month

Apache Junction rents have increased 0.2% over the past month, and have increased slightly by 1.9% in comparison to the same time last year. Currently, median rents in Apache Junction stand at $587 for a one-bedroom apartment and $731 for a two-bedroom. This is the second straight month that the city has seen rent increases after a decline in April. Apache Junction's year-over-year rent growth leads the state average of 1.5%, as well as the national average of 0.2%.

    Rents rising across the Phoenix Metro

    Throughout the past year, rent increases have been occurring not just in the city of Apache Junction, but across the entire metro. Of the largest 10 cities that we have data for in the Phoenix metro, all of them have seen prices rise. Here's a look at how rents compare across some of the largest cities in the metro.

    • Mesa has seen the fastest rent growth in the metro, with a year-over-year increase of 2.9%. The median two-bedroom there costs $1,148, while one-bedrooms go for $921.
    • Over the past month, Scottsdale has seen the biggest rent drop in the metro, with a decline of 0.7%. Median two-bedrooms there cost $1,349, while one-bedrooms go for $1,083.
    • Gilbert has the most expensive rents of the largest cities in the Phoenix metro, with a two-bedroom median of $1,538; rents went down 0.2% over the past month but rose 2.1% over the past year.
    • Phoenix proper has the least expensive rents in the Phoenix metro, with a two-bedroom median of $1,102; rents fell 0.2% over the past month but rose 1.9% over the past year.

    Apache Junction rents more affordable than many large cities nationwide

    As rents have increased slightly in Apache Junction, other large cities nationwide have seen rents grow more quickly. Apache Junction is still more affordable than most large cities across the country.

    • Although rents across cities in Arizona have been slightly on the rise, the state's growth as a whole has held steady over the past year. For example, rents have grown by 1.3% in Tucson.
    • Apache Junction's median two-bedroom rent of $731 is below the national average of $1,192. Nationwide, rents have held steady over the past year.
    • While Apache Junction's rents rose slightly over the past year, some cities nationwide saw increases as well, including Albuquerque (+1.3%) and Las Vegas (+0.6%).
    • Renters will find more reasonable prices in Apache Junction than most large cities. For example, San Francisco has a median 2BR rent of $3,035, which is more than four times the price in Apache Junction.

    Data from private listing sites, including our own, tends to skew toward luxury apartments, which introduces sample bias when estimates are calculated directly from these listings. To address these limitations, we’ve recently made major updates to our methodology, which we believe have greatly improved the accuracy and reliability of our estimates.

    Methodology:

    Apartment List is committed to making our rent estimates the best and most accurate available. To do this, we start with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, comparing only units that are available across both time periods to provide an accurate picture of rent growth in cities across the country.

    Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Our methodology also allows us to construct a picture of rent growth over an extended period of time, with estimates that are updated each month.
