Lying only a single transit stop from the city of Atlanta, Clarkston, Georgia allows residents the ability to live near the city without being smack-dab in the hustle and bustle of one of America's most crowded municipalities. This isn't to say, though, that there isn't a bit of crowding and excitement in Clarkston, but many residents find it to be just the right mix of big city living and sanity.

Moving to Clarkston

Average high temperatures typically never exceed 90 degrees in Clarkston, and this city is an often sought-out place for those moving to Georgia. After all, if you're going to live in Georgia, you want to live in Atlanta, right? Well, not always. Now, moving right outside Atlanta? That's where it's at. So when you're ready to find an apt for rent in Clarkston, you might want to follow some of these tips:

When to start looking

You can start looking whenever you like. It wouldn't be surprising if you could find a place in Clarkston within a few weeks. After all, over 60 percent of individuals here are renters, so there's always plenty of places to go around.

When to make the move

Because of the availability of everything from homes to 2 bedroom apartments, you can move almost any time. While the temperatures aren't too bad, though, the humidity in Georgia can be crazy insane. Yes, crazy _and _insane. So you may want to avoid moving during summer.

What to bring along

Although Clarkston is an easy place for the over 7,000 residents to find a place to stay, most of whom are renters, you should still come prepared. Having a good credit score doesn't hurt if you want a really nice place. Also, because of the high percentage of renters in Georgia, you might look shady if you're renting an apartment but don't have any references from previous landlords.

Clarkston Neighborhoods

Clarkston neighborhoods are divided perfectly between the north, south, east, and west. You can thank East Ponce de Leon Avenue, Norman Road and Montreal Road East for that. Best part? There's plenty of benefits in each neighborhood.

North: This area is adjacent to Stone Mountain Highway, which makes it easy to get to Interstate 285. There are apartments and complexes located here and, if you've managed to slack off and never buy furniture, you might even find furnished apartments.

South: Oh, there's plenty of reason to live here. Library? Done. Community center? Done. Milam Park? Oh yeah, it's there.

East: Honestly, not too much going on here except residential living. Oh, it is adjacent to the Milam tennis courts, though!

West: West Clarkston is also home to numerous apartment complexes, but the best part is the Clarkston Village Shopping Center. That's right, go ahead and get your shop on.

Living in Clarkston

The residential settings of Clarkston don't fully showcase how much there is to do there. Don't worry, there's plenty of enjoyment to be had living in this city.

Cultural Appeal

The DeKalb County Symphony Orchestra is here. Come on, you could use some music in your life.

Active Nightlife

There are plenty of clubs in and around Clarkston. Add that to the fact that you can take one stop on the MARTA to Atlanta, and you'll never run out of stuff to do.

Full Access

The convenient location next to Interstate 285, called the perimeter because it circles Atlanta, means you can get anywhere in the big city within minutes. Oh yeah, it's like that.

Welcome to the September 2019 Clarkston Rent Report. Clarkston rents increased over the past month. In this report, we'll evaluate trends in the Clarkston rental market, including comparisons to cities throughout the metro, state, and nation.

Clarkston rents increased significantly over the past month

Clarkston rents have increased 0.5% over the past month, and are up slightly by 1.2% in comparison to the same time last year. Currently, median rents in Clarkston stand at $894 for a one-bedroom apartment and $1,032 for a two-bedroom. This is the second straight month that the city has seen rent increases after a decline in June. Clarkston's year-over-year rent growth lags the state average of 2.1%, as well as the national average of 1.5%.

    Rents rising across the Atlanta Metro

    Throughout the past year, rent increases have been occurring not just in the city of Clarkston, but across the entire metro. Of the largest 10 cities that we have data for in the Atlanta metro, all of them have seen prices rise. Here's a look at how rents compare across some of the largest cities in the metro.

    • Newnan has the least expensive rents in the Atlanta metro, with a two-bedroom median of $1,203; the city has also seen rents fall by 0.5% over the past month, the biggest drop in the metro.
    • Lawrenceville has seen the fastest rent growth in the metro, with a year-over-year increase of 4.9%. The median two-bedroom there costs $1,387, while one-bedrooms go for $1,200.
    • Alpharetta has the most expensive rents of the largest cities in the Atlanta metro, with a two-bedroom median of $1,493; rents were up 0.4% over the past month and 4.2% over the past year.

    Clarkston rents more affordable than many large cities nationwide

    As rents have increased slightly in Clarkston, a few large cities nationwide have also seen rents grow modestly. Clarkston is still more affordable than most large cities across the country.

    • Rents increased moderately in other cities across the state, with Georgia as a whole logging rent growth of 2.1% over the past year. For example, rents have grown by 2.5% in Augusta and 1.7% in Columbus.
    • Clarkston's median two-bedroom rent of $1,032 is below the national average of $1,191. Nationwide, rents have grown by 1.5% over the past year compared to the 1.2% rise in Clarkston.
    • While Clarkston's rents rose slightly over the past year, many cities nationwide also saw increases, including Austin (+3.2%), Charlotte (+2.4%), and Dallas (+2.0%).
    • Renters will find more reasonable prices in Clarkston than most large cities. For example, San Francisco has a median 2BR rent of $3,133, which is more than three times the price in Clarkston.

    Data from private listing sites, including our own, tends to skew toward luxury apartments, which introduces sample bias when estimates are calculated directly from these listings. To address these limitations, we’ve recently made major updates to our methodology, which we believe have greatly improved the accuracy and reliability of our estimates.

    Methodology:

    Apartment List is committed to making our rent estimates the best and most accurate available. To do this, we start with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, comparing only units that are available across both time periods to provide an accurate picture of rent growth in cities across the country.

    Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Our methodology also allows us to construct a picture of rent growth over an extended period of time, with estimates that are updated each month.
