Apartment List expanded the ways renters can find your communities this quarter with Kaleno and Sunny. Each experience is built for a different kind of apartment search, and your communities are already live across both, alongside the core Apartment List marketplace.
Kaleno is an AI agent that runs the apartment search on the renter's behalf. The renter sets their budget, neighborhoods, and how they want to live. Kaleno sources listings, contacts leasing teams, schedules tours, and brings the renter back in only for decisions.
Sunny is built around value for renters. It offers up to $500 in cash back, alongside real-time inventory and price transparency. Sunny reaches renters who are focused on getting the best deal.
Together, these brands give you more reach and more qualified leads. The commission structure and reporting stay the same. No setup on your end, no added cost.

A-List Market is Apartment List's performance-based marketplace: you pay only when a lease closes. This quarter’s updates reduce recurring reporting work and help your pricing display more accurately.
Scheduled Send Reporting: Market Reports on the Cadence You Set (Coming This Month)

Scheduled Send Reporting ends the manual report pull. Set your market performance reports to send automatically as CSV attachments on a weekly, monthly, or quarterly cadence to the recipients you choose. Less manual work, more timely insights.
EliseAI Integrated Tour Booking Keeps Renters in One Flow
Apartment List now connects directly to EliseAI's tour booking. A renter picks a time from live availability and confirms inside Apartment List. The booking lands in EliseAI as a confirmed tour, with no redirect and no missed leads. More qualified tours show up in your system.

Stepped and Capped Fees Display Exactly How You Price
Apartment List now supports two fee structures that reflect how your properties actually price:
- Stepped Fees adjust based on quantity or condition. Pet rent at $25/month for one pet and $40/month for two shows the right number for every combination.
- Capped Fees set a ceiling on what a fee can total, no matter how the math scales. Three pets at $25/month each can cap at $50/month total.

Custom Property Info: Direct Control Over What the Agent Says
Custom Property Info gives you direct control to personalize your A-List Nurture agent. If there's specific information you want renters to see about your community, you set it and the agent uses it.
RealPage Direct Insertion Syncs Guest Cards Automatically
A-List Nurture now runs natively inside RealPage. Guest cards get created, updated, and tracked automatically, with no manual entry and no missing lead records. All four channels are active for RealPage communities: email, SMS, chatbot, and voice.

As of April 30, 2026, every Apartment List listing shows a Total Monthly Leasing Price and an interactive rent calculator. When renters understand total costs early, they enter the tour process with a clearer budget, fewer surprises, and more likelihood to convert.
Your fee amounts stay under your control. When you update fees in your PMS, Apartment List reflects the change on your listing automatically.
