As the largest town in Chesterfield County, Cheraw is just 30 miles south of Darlington, another population destination home to NASCAR racing. According to the most recent census, close to 6,000 people call this charming town home.
Locals enjoy the laid back atmosphere in Cheraw. There is no hustle and bustle. Here, neighbors know one another. The people are friendly; they wave and say, "hello." Life is simply good.
Oh, and did we mention that Cheraw's taxes and the cost of living are among the lowest in the nation? Yeah, that probably has something to do with the happiness level of this town. These factors have attracted many newcomers to the small town.
Housing Options
New neighborhoods continue to be built to the west and south of the town. If you're looking for places for rent such as a condo or apartment, don't expect to find many. This includes townhouses for rent, too. The good news is that there are plenty of single-family detached homes either for rent or for sale. Best of all, they are all reasonably priced and won't break your wallet -- so cheer up!
When to Shop
If you're looking to make the permanent move to Cheraw, you can pretty much find a good bargain on a new home any time of the year with the exception of holidays and some weekends, of course. As a rule of thumb, always call a landlord or real estate agent several days in advance prior to touring your potential new home. This gives them enough time to plan for your arrival and accommodate your needs.
Contract Day
Prior to moving into your new home, most landlords will require proof that you've purchased insurance. Many will also require proof from your current employer that you are, in fact, working. You can also expect to put down a security deposit and first month's rent. It's not a bad idea to have a bit saved up prior to a move to your new place.
Commuting
In Cheraw, you won't find public transportation. This is not a town where you'll find buses and plenty of yellow taxes roaming the streets. There's just not a demand for it, no matter how much you fuss about it. Instead, you must have your own transportation or at least be able to catch a ride from a neighbor or friend.
From the popular downtown historic district to newer suburban areas and small farms, Cheraw has a variety of neighborhoods to choose from. Consisting of 4.6 square miles and situated at the fall line of the Pee Dee River, you'll quickly fall in love with the area.
Brocks Mill Subdivision: Brocks Mill is a densely populated neighborhood made up of medium sized to small single-family homes. Homes in this particularly area have been built during the last 45 years. The average real estate prices here are also considered to be less expensive than 90% of other South Carolina neighborhoods.
Town Center Subdivision: Here you don't have to worry about neighbors being too close. This neighborhood has plenty of wide open spaces and lots of room to stretch out. If privacy is what you want, privacy is what you'll get in this community.
Parkside Subdivision: Located near 36 holes of golf, the Cheraw State Park and nearby country club -- you'll fall for this neighborhood in just seconds. While the prices are a little higher than other neighborhoods, the houses here are simply gorgeous and offer up a lot of space.
The town offers a variety of activities throughout the year including the Cheraw Spring Festival, the South Carolina Jazz Festival and ChristmasFest. Or if you prefer, rent a cabin for the weekend and bond with nature at Cheraw State Park. There you can also rent a kayak or canoe and fish in the park's lake.
