With a population of about 16,000, Menasha is a small — but important! — part of the greater Fox Valley area. Named for the river that connects all the communities, the Fox Valley includes the nearby cities of Appleton, Oshkosh, and Neenah.
With its many parks and lakefront location, outdoor recreation is a big deal in Menasha. During the summer months you can enjoy swimming, fishing, and boating in the lakes. Winters here are cold, long, and snowy, but they make for great ice-skating and cross-country skiing.
Outdoor recreation aside, there isn’t much to do within the city limits. Shopping, dining, and entertainment are limited to a small strip in the downtown area. Many of the region’s malls have closed up, so you’ll have to commute to nearby cities for convenient shopping. However, Menasha has a low cost of living and a fantastic safety record, so you’ll be sure to find cheap apartments scattered throughout the city’s many safe and desirable neighborhoods.
Menasha is squeezed in between two of the lager cities of the Fox Valley — Appleton to the north and Neenah to the south. Because of this, the city itself hasn’t really grown or developed throughout the past 50 or so years. Menasha is also a standard blue collar, no frills town. These two traits of your new city make the rental market in Menasha a bit stunted when it comes to new development or luxury apartment rentals.
What has been developed in Menasha is mostly in the area along the marina between Lake Butte des Morts and Lake Winnebago. Here, you’ll find a few condominiums and townhouses for rent in a large development that also offers a gym and scenic terrace. The marina development also has short-term lease options and furnished apartments for rent. Two bedrooms here range from $650 to $850.
The University of Wisconsin-Fox Valley is located northeast of the city center. Around campus you’ll find a few rentals in older apartment complexes, rental homes, and duplexes. Two bedrooms here range from $500 to $700.
Between UW-Fox Valley’s campus and the downtown, there is a small pocket of development with rental properties available. The newer condominiums in this area are frequently available for rent or lease. This planned community offers a swimming pool and clubhouse. Two bedrooms here range from $700 to $850.
Great news for pet-lovers! Menasha’s rental market is generally pretty pet friendly. Though some newer developments may have breed and size restrictions, overall, you shouldn’t have too much trouble locating a cat or dog friendly apartment.

Balconies are a coveted amenity for many renters looking for high-rise views and opportunities for fresh air. However, you should keep in mind that balconies often come with restrictions.
Before signing a lease, ask about how many people can be on the balcony at once. Also, ask about whether you’re allowed to store a bike or other items.
You’ll also want to know about any maintenance schedules. Using your balcony as storage could result in fines and intervention from your property management.
