Welcome to the September 2018 Taylor Rent Report. Taylor rents declined over the past month. In this report, we'll evaluate trends in the Taylor rental market, including comparisons to cities throughout the metro, state, and nation.

Taylor rents decline sharply over the past month

Taylor rents have declined 0.6% over the past month, and have decreased moderately by 1.6% in comparison to the same time last year. Currently, median rents in Taylor stand at $670 for a one-bedroom apartment and $880 for a two-bedroom. This is the second straight month that the city has seen rent decreases after an increase in June. Taylor's year-over-year rent growth lags the state average of 1.1%, as well as the national average of 1.0%.

Rents rising across the Detroit Metro

While rent prices have decreased in Taylor over the past year, the rest of the metro is seeing the opposite trend. Rents have risen in 8 of the largest 10 cities in the Detroit metro for which we have data. Here's a look at how rents compare across some of the largest cities in the metro.

  • Taylor has seen rents fall by 1.6% over the past year, the biggest drop in the metro. It also has the least expensive rents in the Detroit metro, with a two-bedroom median of $880.
  • Troy has the most expensive rents in the Detroit metro, with a two-bedroom median of $1,320; the city has also seen rent growth of 0.5% over the past month, the fastest in the metro.

Taylor rents more affordable than many large cities nationwide

As rents have fallen moderately in Taylor, many large cities nationwide have seen prices increase, in some cases substantially. Taylor is also more affordable than most large cities across the country.

  • Other cities across the state have seen rents slightly increase, with Michigan as a whole logging rent growth of 1.1% over the past year. For example, rents have grown by 1.6% in Lansing and 1.6% in Grand Rapids.
  • Taylor's median two-bedroom rent of $880 is below the national average of $1,180. Nationwide, rents have grown by 1.0% over the past year compared to the 1.6% decline in Taylor.
  • While rents in Taylor fell moderately over the past year, many cities nationwide saw increases, including Las Vegas (+3.1%), Fresno (+1.7%), and Charlotte (+1.3%).
  • Renters will find more reasonable prices in Taylor than most large cities. For example, Chicago has a median 2BR rent of $1,270, which is nearly one-and-a-half times the price in Taylor.

Data from private listing sites, including our own, tends to skew toward luxury apartments, which introduces sample bias when estimates are calculated directly from these listings. To address these limitations, we’ve recently made major updates to our methodology, which we believe have greatly improved the accuracy and reliability of our estimates.

Apartment List is committed to making our rent estimates the best and most accurate available. To do this, we start with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, comparing only units that are available across both time periods to provide an accurate picture of rent growth in cities across the country.

Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Our methodology also allows us to construct a picture of rent growth over an extended period of time, with estimates that are updated each month.
