Application Requirements:
1. Monthly Gross Income must be 3x's the monthly rent.
- All income must be documented through pay stubs, bank statements, or SSI letters:
o At least 3 most recent Pay-stubs .
o Self-Employed must submit prior years filed tax return.
o Offer letter from new employer with contact information for verification.
o Official records proving retirement, social security, disability, alimony, child support, etc.
o Unemployment is not considered proof of income.
- Section 8 Vouchers must send a copy of their TNQ Rent Burden Worksheet, to verify the amount covered by HUD and what will be required of tenant to compare to income requirements.
- *Rent and/or security deposits may be increased for applicants that are high risk or under rental assistance.
2. No rental judgements and/or evictions within the past 3 years.
- We take in consideration of current rental standing with landlord and look at previous rental history to determine if your application will be considered.
- If you have any eviction history, please provide an explanation and documentation.
3. Application must be able to have utilities on in their name.
a. Provide the following:
- Copy of current residential utility bill.
- A letter from MLGW confirming you are in good standing.
4. Criminal backgrounds are reviewed on a case by case basis.
5. Anyone over the age of 18 and living in the property MUST apply and be listed on lease.
Pet Policy:
All applicants and tenants are required to complete an online application, or Pet Profile, with the details of their pet (photo, breed info, vaccination, and behavioral history) and attest that the information is accurate.
The Household Pet Profile fee is an annual fee ($25) paid by the applicant or tenant directly to Pet Screening. All Pet Fees will still be collected by Grind City Property Management.
• When paying by credit card: $25 per pet profile per year.
• When paying by ACH: $20 per pet profile per year.
• Household Pet Profiles are valid for one year upon activation, and they are to be renewed annually.
