Villa Park, CA: The city formerly known as Mountain View
Located in Orange County, Villa Park is an affluent city that likes to keep everything small given its unwillingness to annex lands. This small city is home to 5,800 people living in 2.1 square miles of land. Strolling down Villa Park's winding road would make you realize another startling fact about this city: there's no public park anywhere. Perhaps locals just don't have the need for those as they're living in one (think homes with pools and tennis courts, and you get the drift).
Moving to Villa Park
If you're looking to move to this city, it's high time to get acquainted with Villa Park's several quirks. It may be located in Orange County but it sure does have its own personality that makes it distinctly‰Û_well, Villa Park.
A Warning for Renters
If you're looking for a house to rent in Villa Park, you must have the patience of a saint as a big chunk of real estate properties in this city are owner-occupied. And the vacancy numbers are not too comforting either. Having said that, if you're truly determined to make this city your home, give it at least two months (you'll probably need more) to hunt for an ideal place.
Prepare the Dough
It's not just the vacancy rate that you'll have to reckon with if you're planning a move in this city; you'll also need to part ways with some serious dough if you do manage to snag a home in this city. How expensive? You might ask. Well, it certainly depends on the apts for rent, but Villa Park does have a rental rate that would make Los Angeles blush.
What Awaits You Here
Now, we're getting to the good part, because in exchange for your moolah, you're most likely getting a 4-, 5-, or more bedroom house in a huge estate with sparkling pool and lush garden. So forget about living in high rise apartments, or condos, or apartment complexes, there's none of that here.
Ready the Docs
Landlords take the rental process seriously. Can you really blame them? With the short supply of rental properties in this city, expect to prove yourself worthy of renting one of the rare available ones. Most of the time, that would entail proof of income, squeaky-clean rental history. Prepare to go through a credit check as well.
Villa Park Neighborhoods
This small city is further divided into two distinct neighborhoods with their own distinct style. Choose which one suits your fancy:
City Center: Villa Park's city center does not fit the mold of town hubs. It is largely a residential area with large estates as the norm. While most city centers are marked by the presence of mostly studios for rent , small dwellings are nowhere to be found here. And it's not a walkable area either; you'd need to have your car to get things done here. This neighborhood is home to Villa Park Elementary School and numerous clinics.
Cerro Villa Heights: If you have no problem keeping up with the Joneses (or if you are the Joneses), this is your ideal neighborhood. You'd be rubbing elbows with the rich and the famous here and most likely attending parties in mansions. This area is also home to the city's one and only shopping center: Villa Park Town Center. There are also several schools like Serrano Elementary School, Cerro Villa Middle School, and Villa Park High School.
Living in Villa Park
There's not much to do within the city; unless you'd like to spend whatever spare time you have languishing in your own sparkling swimming pool or enjoying a round of tennis in your own yard. But if you want to venture out, the exciting outdoors is a few minutes drive away. Santiago Oaks, Irvine, and Peter's Canyon Regional Park are the common go-to places for nature lovers, bikers, and hikers. If you're tired of swimming pools, perhaps the beach, which is 30 minutes away from this city would be a welcome change.
If city action is more like your thing, there are lots of those in the neighboring cities as well. Anaheim's theme parks and sports scene is just a stone's throw away. Santa Ana and Irvine's shopping, entertainment, and dining delights are not too far either. So what'll you have? But before answering that, have a blast hunting for housing for rent first.
