APPLICATION FEES ARE NONREFUNDABLE. The request of you form is NOT an application. This is a pre-screening. At the time of application, we perform a full credit, criminal, and rental history screening. * Past evictions, and unsettled landlord/tenant disputes are an automatic decline, no exceptions. You must have verifiable current employment and income must be a minimum of 2 1/2 times the rent. we require at least two rental references. We will review your credit history for several factors (debt/income ratios, history of payments, longevity, types of accounts in derogatory standing.) we can sometimes approve applicants with marginal or limited credit history with a cosigner and/or double deposit. High likelihood of denial: not meeting the minimum score of 550, poor credit scores with lots of recent delinquency‘s, and/or of charge-offs- any monies owed to past landlords- unpaid utility accounts, excessive recent charges/collections. Please be upfront with us so we can let you know what we’re able to work with.* We cannot approve applications with convictions on file for violent crimes, sexual crimes, or the illegal manufacture, in or distribution of a controlled substance. If an applicant is listed on the sex offender registry, this would result in an automatic decline.
