This is a fantastic house in a wonderful neighborhood. Del Norte is a welcoming subdivision with community pool located in Greenville County's most coveted school district. This is a 1,750 square foot brick home with hardwood floors and huge level yard. The home has 3 bedrooms and 2 baths and host an open floorplan which creates a very spacious feel. There are hardwood floors throughout most of the home along with a large formal dining area, a sitting room, home office, and private laundry room. The home has a 2 car garage and is located walking distance to the community pool.

To view the property, you will use the Rently lockbox that is attached to front door of the property. You may view the property 7 days a week, between 8am-8pm. Once you are registered, there is an ID verification process. The process may take 5 -10 minutes, so plan to register with Rently before arriving to the property. You will also have to upload a picture of the front and back of your state issued photo ID, as well as take a photo of yourself and upload it. For security purposes, you must pay a one-time $0.99 fee. There is NO recurring charge after registration. (Please note, that if you do not feel comfortable with this procedure or if you have any problems registering or accessing the Rently lockbox, you may always check out a key on vacant listings by coming into the office at 100 W. Stone Ave. in Greenville, Monday through Friday between 9am-4pm. Please bring a picture ID and a $20 key deposit.)

PET SCREENING FEE: Pet screenings are $20 for the first pet and $15 for additional pets, and service/companion animal registration is free.

RENT PAYMENT OPTIONS: We require all rent payments to be made online through the tenant portal, which requires a $2 convenience fee. Alternatively, tenants have the option to pay through RentMoney where you can pay your rent with cash at many local retail locations including Wal-Mart. RentMoney Payments require a $3.75 convenience fee. Any other payments will be subject to a $7 payment processing fee.

NONREFUNDABLE RESERVATION FEE / SECURITY DEPOSIT: Marchant Property Management, LLC requires a Non-Refundable Reservation Fee, which is equal to one months rent at the time of lease signing. Once the tenant takes possession of the property, $120 of the Non-Refundable Reservation Fee is applied to the Resident Benefits Package and the remaining balance of the Non-Refundable Reservation Fee is applied to the Security Deposit, which is refundable after the lease is fulfilled and all occupants vacate the property, subject to any outstanding rent, fees, cleaning, carpet cleaning, and any damages. Please understand that if tenants do not move into the property for any reason, this Non-Refundable Reservation Fee will be forfeited to the owner of the property in exchange for taking the property off of the rental market, regardless of how long this period is.

RESIDENT BENEFITS PACKAGE: The Resident Benefits Package is $120 and due at move in. As part of your lease agreement, $120 of the Non-Refundable Reservation Fee will be paid to Marchant Property Management to cover the Resident Benefits Package and the remainder will be converted to your security deposit. The Resident Benefits Package covers the cost of Application Processing, Pet Screening, Lease Preparation, Security Deposit Processing, Utility Concierge Service, Document Storage, Utility Confirmation, In Person Payments, Tenant Portal Access, Routine Maintenance Inspections, Move In and Move Out Inspections, Calls answered from 8:00am to 10:00pm, and 24/7 Repair Hotline.

UTILITY & MAINTENANCE REDUCTION PROGRAM: In addition to the monthly rent, the Utility & Maintenance Reduction Program of $10.00 is due on the 1st of each month without demand. The Utility & Maintenance Reduction Program will be used to have HVAC filters delivered directly to the property approximately every 90 days. Tenants are responsible for changing the filters.

MARCHANT PROPERTY MANAGEMENT MASTER INSURANCE POLICY: In addition to the monthly rent, the Master Insurance Policy Program of $17.00 is due on the 1st of each month without demand. Tenants will be named as Additionally Insured under the Marchant Property Management Master Insurance Policy. The Master Insurance Policy Program will apply to all homes and tenants under the Marchant Property Management Master Policy. This policy is required for all residents of Marchant Property Management. You may always carry any additional insurance coverage of your choosing.
