APPLICATION: A separate application is required for each occupant 18 years an older. Non-refundable application fee is $50 per application.
PETS: Limit 1 dog, no more than 40 pounds. No puppies or other animals. Breed restrictions apply. $250 non-refundable pet fee and $20 monthly pet rent.
INCOME: Tenant(s)/Guarantor(s) must have verifiable, stable employment and income at least 3x the monthly rent.
CREDIT: Min credit score is 600. Debt to a previous landlord, no credit, and open bankruptcies will result in an automatic denial of the application.
BACKGROUND/CRIMINAL: No evictions in past 7 years; certain felonies and misdemeanors may result in denial. A criminal background check will be conducted for each Applicant and Occupant eighteen (18) years of age or older.
LEASE START DATE (Move-In) – The requested lease start date is contingent upon management approval. Lease Start must occur within 14 days of approval date or sooner, depending upon house availability and market-specific requirements.
Pre-lease a home with “Available Soon” – We give you the option to lease our homes before they officially hit the market. If you see a home labeled as “Available Soon,” that means the home will have a projected move-in date and move-in must be within 7 days of the projected move-in date.
Certain unique situations may be subject to higher rental rates and/or security deposits or fees.
