THE FOLLOWING IS REQUIRED TO APPLY:
Each occupant 18 years of age and older must be added as a Co-Applicant to the application.
Applications will not be completed until every applicant has filled out, e-signed, and paid for their application.
CREDIT REQUIREMENTS
Combined credit score of 550 or higher.
Foreclosures and/or bankruptcy filing will result in a higher security deposit.
Tax liens and or Judgments will also result in a higher security deposit.
Eviction filings on record within the past 3 years will be denied.
Eviction filings on record within the past 3 - 5 years will result in 2x security deposit.
INCOME REQUIREMENTS
Household income must be no less than 2x 1 month's rent.
Proof of income required. Acceptable forms of income are below:
Copies of 2 most recent pay stubs.
Copies of 2 most recent government payments. (SS, SSI etc.)
Official new hire letter from employer.
If self-employed most recent tax return and bank statements.
To be considered employment must be within a 90 mile radius of Columbia, SC
You will be provided the ability to upload these documents at the end of the application. Make sure you have digital copies of these documents.
CRIMINAL BACKGROUND CHECK
An applicant may be denied with the below items on their criminal background:
Violent Crimes
Illegal Drug Distribution or Manufacturing
Registered sex offenders
If misrepresentations are found after the lease agreement is signed, the lease agreement may be terminated.
