Each adult living in the house must submit an application through the Zillow listing - application includes inquiry and verification into criminal history, credit history, and rental history. In order to qualify, applicants must have minimum gross monthly income of 3x monthly rent, minimum credit score of 650 (700 preferred), and no evictions in rental history. Security deposit (plus pet deposit if applicable) and first month's rent is due prior to move-in. Pets must be approved by landlord during application period, no more than 2 pets permitted. Pet deposit is $250 per dog, $100 per cat. Renter is responsible for all utilities. Landlord pays for mowing and landscaping. No smoking of any kind.
