“Friday night football is king. / Sweet tea goes good with anything. / The fireflies come out when the sun goes down. / Nobody eats 'til you say amen. / And everybody knows your mom and them. / You can see who loves who for miles around. / In a water tower town.” (- Scotty McCreery, Garner, NC native, whose music video for "Water Tower Town" was filmed in his hometown)

With road names like Jones Sausage Road and Timber Drive, who wouldn’t want to live in the town of Garner, North Carolina? As of the 2010 census, Garner’s population comes in at 25,745, with most residents hooked on Carolina staples like pulled pork barbecue and sweet tea or NY-style pizza and bagels. Like much of the greater Triangle region of North Carolina, a substantial number of former New Yorkers call the area home.Garner has a smaller land area and population than nearby cities like state capital Raleigh and Durham.

Moving South

You will find public transportation in the form of buses.

Part of one of the fastest-growing areas of the country, Garner isn’t lacking for housing options. There's everything from luxury apartments to house rentals. Many of the apartment complexes are corporate owned. However, you can expect detailed credit and reference checks at large apartment complexes. One other plus of moving to a fast-growing area is the fact that a number of the rental apartments are new or only a few years old.

Living South

Looking at Garner on a map, the borders look like some kid scribbled them in a strange pattern with a crayon. Somewhere in all of that are neighborhoods, which mostly consist of housing subdivisions.

Cloverdale: With a median rent, it offers convenient commutes to downtown Raleigh and neighboring Cary.

Rosemoor Place: With huge homes on large tracts of land, you’ll have plenty of privacy here.

Heather Woods: Mostly consisting of single-family homes, this subdivision is not far from Lake Benson.

Forrest Hills: Close to the major road U.S. 70, this neighborhood is home to a few apartment complexes in addition to single-family homes.

Garner residents generally like to keep active, and with access to so many greenway trails, there’s plenty of options for biking, running or walking.

Rents rising across cities in North Carolina

Throughout the past year, rent increases have been occurring not just in the city of Garner, but across the entire state. Of the largest 10 cities that we have data for in North Carolina, 9 of them have seen prices rise. The state as a whole logged rent growth of 2.6% over the past year. Here's a look at how rents compare across some of the largest cities in the state.

    • Looking throughout the state, Cary is the most expensive of all North Carolina's major cities, with a median two-bedroom rent of $1,310; of the 10 largest cities in the state that we have data for, Wilmington, where a two-bedroom goes for $940, is the only major city to see rents fall year-over-year (-0.3%).
    • Cary, Durham, and High Point have all experienced year-over-year growth above the state average (5.0%, 3.5%, and 3.1%, respectively).

    Methodology - Recent Updates:

Data from private listing sites, including our own, tends to skew toward luxury apartments, which introduces sample bias when estimates are calculated directly from these listings. To address these limitations, we’ve recently made major updates to our methodology, which we believe have greatly improved the accuracy and reliability of our estimates.

Read more about our new methodology below, or see a more detailed post here.

    Methodology:

Apartment List is committed to making our rent estimates the best and most accurate available. To do this, we start with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, comparing only units that are available across both time periods to provide an accurate picture of rent growth in cities across the country.

Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Our methodology also allows us to construct a picture of rent growth over an extended period of time, with estimates that are updated each month.

Read more about our methodology here.

    About Rent Reports:

Apartment List publishes monthly reports on rental trends for hundreds of cities across the U.S. We intend these reports to be a source of reliable information that help renters and policymakers make sound decisions, and we invest significant time and effort in gathering and analyzing rent data. Our work is covered regularly by journalists across the country.

We are continuously working to improve our methodology and data, with the goal of providing renters with the information that they need to make the best decisions.
