Tenant is responsible for all of the utilities.
Water/Sewer is billed through the City of Bozeman. The bill will be processed by the Landlord each month and the amount of the bill will be charged to your tenant account and you can pay it with rent monthly.
You can set up Trash through whichever company you prefer and then pay them directly. (City of Bozeman, Republic Services, or L&L Site Services).
You will set up Northwestern Energy in your name and pay them directly.
Cable/Internet is through whoever you prefer but no satellite dishes are permitted to be attached to the home.

Tenant is responsible for mowing and watering the lawn, as well as keeping up with weeds in the garden bed. The property has many tall trees and bushes and the owner will take care of the tree trimming.

Minnick Management Inc. runs a credit and criminal background check on all applicants over the age of 18. In addition we conduct a rental reference from past landlords. If you do not have credit or low credit, Minnick can ask for a co-signer. Also if you do not have rental history, you will automatically need a co-signer. There is a $40 non-refundable application fee. However, when you apply online you may opt to "skip fees" on the payment page. We will later collect your application fee over the phone once you are next in line and have viewed the unit and confirmed you want it. If you choose to pay the application fee ahead of time then please understand that the fee is non-refundable.
