Gross monthly household income must be at least 3 times the rent
No evictions, landlord judgements, or landlord filings in the last 2 years, even if they were dismissed.
Any evictions or landlord judgements older than 2 years must have been paid half off with a written payment plan for the other half
Criminal History check will be ran
No felonies in the last 5 years
No crimes against children, regardless of the age of the crime
No sex offenders, regardless of the age of the crime
No violent felonies, regardless of the age of the crime
Security deposit starts at $1000 or 1 months rent, whichever is greater, and can increase depending on credit and rental history. Properties with rent under $795 could be subject to a lower security deposit.
