Often thought of as the "crossroads of downriver," Lincoln Park is a haven for its happy community. And before you ask, it's not related to that Linkin Park.

Lincoln Park, a city in Wayne County, Michigan, lies in the area of communities and cities popularly known as Downriver. Since 1925, when it was reorganized as a city, Lincoln Park has grown into a stable community with citizens enjoying a moderate tax base, recreational facilities and parks, a well-regulated city government and a community renewal program. 

Moving to the Par

KThe area known as Lincoln Park belonged originally to the Pottawatomie and back then it was covered by vast stretches of virgin forests and streams, lakes and rivers, which carried pure, crystalline water.  In those days, wildlife was found in abundance, as man lived in harmony with nature. Although much has changed since then, the Downriver people still find solace in recreational activities related to nature. They take care to preserve what is left of it on their side of the planet. 

Lincoln Park shares borders with the neighboring cities of Detroit, Allen Park, Ecorse, Melvindale, Southgate and Wyandotte. The population of this city, as per the 2010 census, is somewhere around 38,144. The city has had a population growth rate of negative 6.23 percent since 2000. While the cost of living there is approximately 22 percent lower when compared to the average rate in the US, there is a low rate of employment in Lincoln Park. It's probably not the best choice of cities for young people trying to make big careers out of their lives. 

Finding Your Place in the Par

KFor those who are looking for places to live in this Wayne County community, there are plenty of options available. You could choose among the luxury apartments in Lincoln Park or settle in with median priced homes thart come at around $40,000. The city is divided into the South district and the North district. Homes available in the south end are mostly bungalows, brick colonials and ranches built in the early 1900's while the northern part of the city is older. You can rent an apartment if you are not into buying homes in this city, even though homes prices are low. 

There are several guidelines regarding pets in this community, so if you are one of those animal lovers, it would be best to check into one of the pet friendly apartments in Lincoln Park and obtain sufficient information from the community officials regarding dog ownership license and such. 

There are a fair number of stores available for decent shopping in Lincoln Park. Detroit, which is only about 10 miles from the city, is easy to reach for additional needs. Allen Park and Dearborn are also close by and offer anything you might need in terms of shopping. There are plenty of good restaurants around the place as well. 

Medical facilities available in Lincoln Park are good enough to take care of the usual ailments.

Lincoln Park rents increased significantly over the past month

Lincoln Park rents have increased 0.5% over the past month, but are down slightly by 0.3% in comparison to the same time last year. Currently, median rents in Lincoln Park stand at $687 for a one-bedroom apartment and $894 for a two-bedroom. This is the second straight month that the city has seen rent increases after a decline in June. Lincoln Park's year-over-year rent growth lags the state average of 0.8%, as well as the national average of 1.5%.

    Rents rising across the Detroit Metro

    While rent prices have decreased in Lincoln Park over the past year, the rest of the metro is seeing the opposite trend. Rents have risen in all of the largest 10 cities in the Detroit metro for which we have data. Here's a look at how rents compare across some of the largest cities in the metro.

    • Taylor has the least expensive rents in the Detroit metro, with a two-bedroom median of $884; the city has also seen rents fall by 0.6% over the past month, the biggest drop in the metro.
    • Troy has seen the fastest rent growth in the metro, with a year-over-year increase of 2.4%. The median two-bedroom there costs $1,322, while one-bedrooms go for $1,016.
    • Dearborn has the most expensive rents of the largest cities in the Detroit metro, with a two-bedroom median of $1,366; rents went down 0.5% over the past month but rose 1.3% over the past year.

    Lincoln Park rents more affordable than many large cities nationwide

    As rents have fallen slightly in Lincoln Park, many large cities nationwide have seen prices increase, in some cases substantially. Lincoln Park is also more affordable than most large cities across the country.

    • Other cities across the state have seen rents marginally increase, with Michigan as a whole logging rent growth of 0.8% over the past year. For example, rents have grown by 1.2% in Lansing and 0.5% in Grand Rapids.
    • Lincoln Park's median two-bedroom rent of $894 is below the national average of $1,191. Nationwide, rents have grown by 1.5% over the past year compared to the 0.3% decline in Lincoln Park.
    • While rents in Lincoln Park fell slightly over the past year, many cities nationwide saw increases, including Las Vegas (+3.9%), Charlotte (+2.4%), and Fresno (+2.1%).
    • Renters will find more reasonable prices in Lincoln Park than most large cities. For example, Chicago has a median 2BR rent of $1,287, which is nearly one-and-a-half times the price in Lincoln Park.

    Methodology - Recent Updates:

    Data from private listing sites, including our own, tends to skew toward luxury apartments, which introduces sample bias when estimates are calculated directly from these listings. To address these limitations, we’ve recently made major updates to our methodology, which we believe have greatly improved the accuracy and reliability of our estimates.

    Methodology:

    Apartment List is committed to making our rent estimates the best and most accurate available. To do this, we start with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, comparing only units that are available across both time periods to provide an accurate picture of rent growth in cities across the country.

    Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Our methodology also allows us to construct a picture of rent growth over an extended period of time, with estimates that are updated each month.
