Elkridge is a suburb of Baltimore that has grown by 37 percent since the year 2000. It’s easy to see why: unlike the city of Baltimore itself, Elkridge has a great economy and reasonably low crime rate. The unemployment rate in Elkridge is about half of the national average.  Elkridge is a place where young, educated, upwardly mobile professionals choose to settle down to raise a family. Elkridge is also only 32 miles away from Washington, DC, which can be a long commute, but many people choose to make it since Elkridge is more affordable compared to suburbs of DC.

Moving to Elkridge

If you want to move to Elkridge, you’re in luck because there are a lot of great houses and apartments available.  The slight downside is that they’re not exactly cheap. Like most landlords and apartment complexes, you should have a monthly income that is at least two to three times more than your rent, although that’s not usually a problem for the more affluent residents who tend to live here.  It’s also important to have a good job history and rental history as well too; Elkridge wants the kind of residents who will take pride in where they live and not skip out on paying the rent.

If you need help finding just the right apartment for rent, check with an apartment locator. They’re more familiar with the area and can help make a match between what you’re looking for and the apartment that might be the perfect fit. If you have pets that you want to bring along, you may need an apartment locator to help you find one – but there is such a place out there, so don’t despair! You may just have to pay extra security deposits and/or increased rent. Options like all-bills-paid apartments may be hard to come by, but it never hurts to ask.

Life in Elkridge

Elkridge has a lot of history, and from the start it was pretty fancy and exclusive. Wealthy businessmen and their families from Baltimore spent their summers here, but Elkridge as a whole became a lot more accessible when the Thomas Viaduct opened in 1836. Today there may not be any land masses keeping people out anymore, but the relatively high cost of living and desirable stock of older homes means that this area isn’t for everybody – but maybe it’s for you.

The biggest advantage of life in Elkridge is how close it is to two major cities, Baltimore and Washington DC. You get to live in a quiet, safe area, while still being close enough to big cities for all the job opportunities, history and culture you need.

Welcome to the September 2019 Elkridge Rent Report. Elkridge rents increased over the past month. In this report, we'll evaluate trends in the Elkridge rental market, including comparisons to cities throughout the metro, state, and nation.

Elkridge rents increase sharply over the past month

Elkridge rents have increased 1.0% over the past month, and have increased significantly by 4.1% in comparison to the same time last year. Currently, median rents in Elkridge stand at $1,580 for a one-bedroom apartment and $1,982 for a two-bedroom. This is the fourth straight month that the city has seen rent increases after a decline in April. Elkridge's year-over-year rent growth leads the state average of 2.2%, as well as the national average of 1.5%.

    Rents rising across the Baltimore Metro

    Throughout the past year, rent increases have been occurring not just in the city of Elkridge, but across the entire metro. Of the largest 10 cities that we have data for in the Baltimore metro, all of them have seen prices rise. Here's a look at how rents compare across some of the largest cities in the metro.

    • Essex has the least expensive rents in the Baltimore metro, with a two-bedroom median of $1,122; additionally, the city has seen the fastest rent growth in the metro over the past month (0.5%).
    • Over the past month, Annapolis has seen the biggest rent drop in the metro, with a decline of 1.1%. Median two-bedrooms there cost $1,928, while one-bedrooms go for $1,537.
    • Columbia has the most expensive rents of the largest cities in the Baltimore metro, with a two-bedroom median of $1,981; rents grew 0.3% over the past month and 3.0% over the past year.

    Many large cities nationwide show more affordable rents compared to Elkridge

    As rents have increased significantly in Elkridge, a few large cities nationwide have seen rents grow more modestly. Compared to most large cities across the country, Elkridge is less affordable for renters.

    • Elkridge's median two-bedroom rent of $1,982 is above the national average of $1,191. Nationwide, rents have grown by 1.5% over the past year compared to the 4.1% increase in Elkridge.
    • While Elkridge's rents rose significantly over the past year, many cities nationwide also saw increases, including Austin (+3.2%), Nashville (+2.8%), and Boston (+2.2%).
    • Renters will generally find more expensive prices in Elkridge than most large cities. For example, Detroit has a median 2BR rent of $895, where Elkridge is more than twice that price.

    Data from private listing sites, including our own, tends to skew toward luxury apartments, which introduces sample bias when estimates are calculated directly from these listings. To address these limitations, we’ve recently made major updates to our methodology, which we believe have greatly improved the accuracy and reliability of our estimates.

    Methodology:

    Apartment List is committed to making our rent estimates the best and most accurate available. To do this, we start with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, comparing only units that are available across both time periods to provide an accurate picture of rent growth in cities across the country.

    Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Our methodology also allows us to construct a picture of rent growth over an extended period of time, with estimates that are updated each month.
