Leawood grew from a parcel of land purchased in 1922 by Oscar G. Lee, from Oklahoma. Lee loved the rolling green landscape, and for great reason.

A suburb of Kansas City, KS, Leawood is a city of just over 31,000. Leawood is a friendly community with an upscale mix of classic, tree-lined, older neighborhoods, and modern new developments. The city offers both historic homes and contemporary residences to suit just about any taste - from apartment homes to 3 bedroom houses for rent. Just over 14 miles in size, Leawood was the first city in Kansas' Johnson County to incorporate, in 1948.

Leawood provides a solid mix of residential and business communities within its compact frame. With hiking and biking trails, outdoor concerts, and many neighborhood restaurants, Leawood has plenty of options for entertainment and enjoyment both indoors and out.

The town offers an easy commute to Kansas City and the KC metro area, with easy access to a wide array of highways and byways. The average commuting time is under 30 minutes from home to work, and you'll need a car to navigate the distance.

Neighborhoods

Looking for 3 bedroom houses for rent in Leawood? Or seeking a modern apartment complex in Leawood? Either search will turn up a number of options.

New Downtown: Located near City Hall, Town Center Plaza and Park Place are two communities that are pedestrian-focused with shopping, dining, business, and residential choices all in one walkable community.

Leawood City Center: Many single family homes and town homes are located here, with the large properties built primarily between 1940 and 1970, and some newer, smaller enclaves built from 1970 to 1999. Older homes with large lawns are the norm here.

W 103rd St to Lee Boulevard:This area has a distinctly suburban feel.

W 119th St to State Line Road: Homes and apartment complexes here were built between 1970 and 1999, with newer residents built from 2000 to the present. These modern, large homes, town homes, and elegant apartments are flanked by parks and walking paths.

Welcome to the September 2019 Leawood Rent Report. Leawood rents declined over the past month. In this report, we'll evaluate trends in the Leawood rental market, including comparisons to cities throughout the metro, state, and nation.

Leawood rents declined slightly over the past month

Leawood rents have declined 0.2% over the past month, but have increased moderately by 3.7% in comparison to the same time last year. Currently, median rents in Leawood stand at $1,144 for a one-bedroom apartment and $1,402 for a two-bedroom. This is the second straight month that the city has seen rent decreases after an increase in June. Leawood's year-over-year rent growth leads the state average of 1.2%, as well as the national average of 1.5%.

    Rents rising across the Kansas City Metro

    Throughout the past year, rent increases have been occurring not just in the city of Leawood, but across the entire metro. Of the largest 10 cities that we have data for in the Kansas City metro, 9 of them have seen prices rise. Here's a look at how rents compare across some of the largest cities in the metro.

    • Grandview has seen rents fall by 0.2% over the past year, the biggest drop in the metro. It also has the least expensive rents in the Kansas City metro, with a two-bedroom median of $830.
    • Leawood has the most expensive rents in the Kansas City metro, with a two-bedroom median of $1,402; the city has also seen rent growth of 3.7% over the past year, the fastest in the metro.

    Many large cities nationwide show more affordable rents compared to Leawood

    As rents have increased moderately in Leawood, a few large cities nationwide have also seen rents grow modestly. Compared to most large cities across the country, Leawood is less affordable for renters.

    • Rents increased slightly in other cities across the state, with Kansas as a whole logging rent growth of 1.2% over the past year. For example, rents have grown by 2.9% in Topeka and 0.6% in Wichita.
    • Leawood's median two-bedroom rent of $1,402 is above the national average of $1,191. Nationwide, rents have grown by 1.5% over the past year compared to the 3.7% increase in Leawood.
    • While Leawood's rents rose moderately over the past year, many cities nationwide also saw increases, including Phoenix (+3.7%), Dallas (+2.0%), and New York (+1.7%).
    • Renters will generally find more expensive prices in Leawood than most large cities. For example, Wichita has a median 2BR rent of $749, where Leawood is nearly twice that price.

    Data from private listing sites, including our own, tends to skew toward luxury apartments, which introduces sample bias when estimates are calculated directly from these listings. To address these limitations, we’ve recently made major updates to our methodology, which we believe have greatly improved the accuracy and reliability of our estimates.

    Methodology:

    Apartment List is committed to making our rent estimates the best and most accurate available. To do this, we start with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, comparing only units that are available across both time periods to provide an accurate picture of rent growth in cities across the country.

    Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Our methodology also allows us to construct a picture of rent growth over an extended period of time, with estimates that are updated each month.
