Coralville, Iowa is a city of about 18,907 people, according to the U.S. census. It's technically a suburb of Iowa City and is where the Edgewater Park Site, the 3,800 year old archaeological site, is located! If you've ever wanted to be Indiana Jones, then you'll want to join tons of people that still hunt for and find fossils along the Iowa River, living up to Coralville's name. The city has been growing quickly over time, and in 1998, the Coral Ridge Mall opened and brought over 100 stores to the area which continued to increase development around Route 6!
Moving to Coralville
Coralville is a pretty desirable place to look for city apartments because of its happy, small-town vibe and close proximity to Iowa City. It's also a city on the rise and a lot of new people are flocking to the area. The housing market is great for people interested in rental apartments. There are plenty available -- the city is almost half rentals and the vacancy rate is super high. This might not be true for long, though, as more and more people come here in search of an apartment for rent. Rental homes in Coralville go for a little bit more than the rest of Iowa, but most people think that being close to Iowa City and the airport are worth the extra cost.
Moving to Coralville should be cinch. You'll just need to set up appointments to see apartments and decide on the one that you like. It's a good idea to see a number of different places. In some cases, the high vacancy rate is actually driving prices up if the landlord is trying to make up for the cost on empty units by charging tenants more! Seeing a number of places means you'll have less chance of getting bamboozled into one of these deals. Plus, you'll get to know the different neighborhoods and increase your chances of ending up in a place that feels just right.
Make sure to print out all the documents you'll need so you have them with you when you start viewing apartments. You'll want things like your credit report, bank statements, pay stubs, letter of employment and a few references so your landlord can make sure you're going to be a respectful tenant and pay your bills on time! Bringing your checkbook along is a good idea, too. In certain cases, it can help you to slap down a deposit check right there on the spot.
Neighborhoods
Coralville takes up about 12 square miles of Iowa landscape and has a few different sections that residents distinguish from each other.
East Coralville: The east side hugs up against the Iowa River, which is where the famous coral fossils were found. You'll also find the Waterworks Prairie Park here and a number of owner-occupied subdivisions with mostly single-family homes. It's one of the pricier parts of town.
City Center: This area is a desirable place to live for a few reasons. For one, it's right off of I-80 which makes transportation super easy. Route 6 also runs right through it so you can hop on and zip to other areas of town pretty easily. The best part, however, is being close to the Coral Ridge Mall, at the main strip where Route 6 and 12th Avenue intersect. It's actually the biggest shopping complex in the state!
South Coralville: The city's south side also runs along the Iowa River and falls just south of the I-80 border. It's a great place to look for apartments as there are many rental units available here in apartment complexes and high-rise buildings. If you're lucky, you can score a high-rise unit with a sweet view out to the river and beyond.
