Pets allowed: 2 Animals Allowed. Pets: Two animals allowed with a Pet Administrative fee and monthly animal rent. Breed Restrictions: American Pit Bull Terrier, American Staffordshire Terrier, Bull Mastiff, Chow, Doberman, Pit Bull, Presa Canario, Rottweiler, Wolf, Wolf hybrids, any combination mix of the foregoing breeds, and any other breed or type that Landlord deems to have similar characteristics. Acceptable types of pets include dogs, cats, birds, small caged mammals, and fish. Livestock, farm animals, and poisonous, venomous, dangerous, or exotic animals are prohibited.
Pet Administration Fee: $150
Pet Rent per Month: $25 per pet
Application fee: $75 per person, anyone over 18 must apply and submit their own application.
Utilities: Resident pays for all utilities including trash, sewer, and water (Where applicable)

The security deposit varies based upon credit criteria; however standard security deposit equals one month's rent.
Pool Maintenance Fee: $105 per month pool maintenance fee will be added to any home with a pool.
Approved Applicants are required to execute a Lease Agreement and submit the holding deposit within 48 hours after approval of the Lease. The Lease start date must be within 14 days after approval. This requirement is applicable to all Approved Applicants, even if they have not seen the inside of the home.

When leasing a property through Modern Day Property Management, Tenants are obligated to pay $45.00 per month without demand as additional rent. Please ask for details of what this includes.
