If you decide to apply for one of our properties, there is a $75 per adult application fee that is non-refundable. There is also a $150.00 Lease Admin Fee due at move in along with the Security Deposit and non-refundable pet fee if applicable. Anyone aged 18 or above who will be residing at the property must apply. You will also be required to provide a copy of a valid form of identification and proof of income. Please note the following: (1) we will check your credit report; possible causes for denial will be: items in collections, charge offs and past due payments. (2) we will check for any past evictions; (3) we will verify your employment, if applicable; (4) your personal income must be sufficient and verifiable and meet the gross monthly income requirement of 2 ½ to 3 times the rental rate to be considered. (5) we will verify your previous landlord references and check for: Proper notice to vacate given, Any NSF checks or late payments, Outstanding debt owed and Lease violations. Please be prepared to provide 2 years of residential history as well as contact information for your rental references.; (6) we will perform a background screening; Criminal records must contain no convictions or felonies within the past 7 years involving the illegal manufacture or distribution of controlled or illegal substances. For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts and circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature and severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application. (7) some associations also have application fees. We encourage you not to apply if you have credit scores below 600, have ever been evicted or have bad rental history. Please note that credit scores over a 600 do not guarantee an approval.
