If you are moving, PCS'ing, or just interested in calling Denver home for a little while and are interested in a comfortable place to stay where you can feel instantly at home while you explore and get to know the area - look no further.

This ultra-convenient location is a 5-minute walk to a wide variety of restaurants, coffee shops, wine bars or pubs, salons, gyms, greenspace parks, and an AMC movie theater. Trader Joe's, CVS, and Starbucks are less than four blocks away. The apartment is conveniently located between Rose Medical Center and National Jewish Health Hospital, less than a mile in either direction. It would be an excellent choice for a traveling medical professional or student. Don't feel like walking or need to go a little further afield? You can catch the bus on Colorado Blvd (one block away) and be plugged into the extensive Denver Metro Area Transport System (RTD). Alternatively, hop in your car conveniently parked just outside the building and it's a mere 15-minute drive to the action of Downtown, approximately 30-minutes to Denver International Airport, an easy commute to Buckley AFB, or about 90 minutes drive to some of the most famous mountain resort towns in the West.

The apartment is on the 9th floor, which is the top residential level with no one above you (we'd love to say 'penthouse'). It comes fully furnished with items seen in the pictures. These include a queen-sized bed, bedside sets of drawers, a sectional sofa, a 50" TV with surrounding storage unit, a large dining table and chairs, and a balcony sun lounger. Kitchen essentials such as pots, pans, plates, and cutlery can also be available (if required) with no extra fees. There is one dedicated on-site parking spot for this unit (uncovered) and plenty of street parking. The west-facing walls are full floor-to-ceiling glass with wide sliding doors in both the bedroom and living room, leading out to a large balcony that offers an exceptional amount of space to enjoy urban outdoor living. It overlooks the pool area and offers views of the beautiful Rocky Mountains in the distance! The rate includes utilities (electric, internet, water, and trash). The building is a little dated, but there is an elevator to your top floor, fee-based laundry downstairs, and mail services in the lobby. The pool will be open seasonally.

A note about fees: There is a non-refundable $55 application fee to perform checks on credit, criminal, and prior eviction histories. There is also $200 Move-in/Move-out / Cleaning Fee that will be applied to leases of less than 6 months. Electricity is considered included up to a monthly bill of $55, which would be 2.5 times the prior year's average monthly bill. In other words, if a tenant significantly exceeds the average electricity usage for this unit, they will be notified and supplemental payment options may need to be discussed if this occurs. (Although this hasn't happened yet :)
