2537 Spruce consists of the original house on the property and a 3-unit building that was added onto the back. This great central location in downtown Boulder offers easy access to the CU and Naropa campuses as well as Pearl Street and the 29th Street Malls.
Apartment #4 is the end unit in the addition. The living room, kitchen, and one bedroom are on the ground floor, with two other bedrooms and the bathroom upstairs. There's a fireplace and A/C unit in the living room and dishwasher in the kitchen. Each apartment has a fenced patio/dog run off the back with a picnic table. Units #2, 3, and 4 share the off-street parking and a common patio in back by the alley. Unit #1 uses the driveway off Spruce Street. There's a communal laundry room onsite for all tenants to share.

This unit is rented unfurnished. Any furniture/belongings in the photos and video belong to the tenants moving out. The major appliances (stove, fridge, dishwasher) will stay in the kitchen. We own the wall A/C unit for the living room. Any other A/C units belong to the tenants.
Security deposits equal one-and-a-half times the monthly rent. We need at least half the deposit paid at lease signing, and can setup a payment plan for the remainder. CATS allowed with an extra $200 deposit per cat. ONE DOG allowed (certain breeds restricted) with an extra $300 deposit.
