Named after Vincent Avenue, the main thoroughfare that travels through the community, Vincent is essentially a Los Angeles suburb. The 2010 census put the area's population at 15,922 and considers Vincent a census-designated place. This doesn't mean that residents don't have a strong local identity. Being nestled in the San Gabriel Valley so close geographically to glitzy L.A., yet in many ways separated from it, the area has a small town feel that isn't often found this close to one of the largest cities in the country.

While the population in Vincent has grown 5.46% since 2000, this is a lower rate than both the state and national average. Even better, though, is the fact that the median house value in Vincent has grown at a much faster rate (more than 150% since 2000) and much faster than the rate in California or the Unites States as a whole. This is obviously great news for homeowners, but if you're in the market to buy, considering a rent-to-own home or even a condo to rent may be a smart compromise to make. The real estate market throughout SoCal is tight, so save yourself much time and energy by working directly with a broker whether you're looking at apartment complexes or rent-to-own homes, or even if you're ready to buy a townhouse or condo.

Vincent Neighborhoods

Vincent has an impressive 53 home owners', condo, and townhome associations. Whatever your housing needs, there is sure to be a home perfect for you. If you're looking for places to rent in Vincent, keep in mind that the area doesn't have separate, distinct neighborhoods.

Instead, it's full of places like the Vincent Ave. Townhomes, in the heart of Vincent along the main Vincent Avenue. If you want convenience for traveling, choose a home near the main Arrow Highway, or on the north side of Vincent near Azusa and the 210 freeway. The southern side of town near West Covina is also a good option if you're looking for a condo for rent because it will put you close to the 10 freeway.

Living in Vincent

As a suburb of Los Angeles, Vincent offers close access to all the conveniences of Los Angeles through a short freeway drive. A short drive is admittedly relative when you're talking about L.A. traffic, but you can see a game at the Staples Center, hike through Griffith Park, visit the Griffith Observatory, or shop like you own an AmEx Black Card on Rodeo Drive all without having to hop on a plane or even change time zones. If you want to stay close to home, you can always head over to the Santa Fe Dam recreation area just a few minutes northwest of Vincent where you can swim, fish, or boat on the lake. A man-made beach area will satisfy your yearning for sand when you don't want to drive to Santa Monica or one of the Orange County beaches about an hour away. Several Los Angeles County parks are close by, including Valleydale, Pioneer and Dalton parks in Azusa.

Avolio's Italian restaurant is just outside of Vincent in Covina, while there are several dining options on the edge of southern Vincent along Azusa Ave. India Fresh, Clearman's North Woods Inn, Don Taco, and Capriotti's Sandwich Shop will satisfy any craving you may have. Azusa Avenue is also the place to head if you're starting a band -- buy a guitar at Guitar Center Covina, and then head to Planet Stereo. You can also buy plenty of stuff for your new home at Dreamland Discount Mattress, Home Depot, and RadioShack -- all without leaving the tiny community of Vincent.
