All JTSPM residents must secure renter's insurance with a minimum $100,000.00 policy and add JTS Property Management as an additional insured OR be enrolled in the Lessor's Legal Liability Insurance Policy for $15.00 per month, which satisfies the minimum insurance requirement of the Lease Agreement.
Screening Guidelines:
1. All persons planning on living at the property, over the age of 18, must complete an application and ALL applicants should meet the qualifying guidelines.
2. Minimum of 80% positive credit rating. Negative accounts are a reason for declining an application. If one applicant out of the group does not meet guidelines that can be cause for the entire application to be declined.
3. All bankruptcies must be discharged.
4. 2 years of recent good rental references, or homeownership, with timely payments. No evictions – no exceptions.
5. Verifiable, combined, gross monthly income of at least $5,850.00.
6. 2 pet maximum allowed (under 25lbs each). Pet rent required for each approved pet.
7. Move in within 10 days of an approved application, or 10 days after current renter vacates.
Application fees are nonrefundable. Please do not apply if you do not agree with this policy. If you are not selected we will transfer your application to our 90 day waiting list for a future rental that you qualify for and that fits your needs.
