*This is for one renter who'd live in a room-for-rent.* Bright, naturally-lit, spacious room with full bathroom (shower/tub) and walk-in closet in brand new beautiful home (new construction) where the family lives upstairs. In a lovely, peaceful HOA neighborhood "Grace Park" near Sofi Stadium full of families/professionals, a pool/jacuzzi, community center, kids' mini play areas (and a church & school nearby); although the area is very safe, it's a gated community & the home has its own security system (*FYI: stadium traffic is routed elsewhere and no stadium parking's allowed on our residential street). [*Pl note: in order to live in this shared home, tenant will need to be vaccinated with booster (so triple vaxxed). If you're not triple vaxxed when you come to check out the place, you'd need to wear a mask the entire visit. Thereafter, you can get fully vaxxed prior to move-in].

Ample street parking.

The room is semi-furnished & will have to be that way, tenant can bring everything else. Room has full size bed w/ frame, nightstand, and a hutch (see also amenities right below). The room has full blinds/curtains.

There's no kitchen, so this is suitable for someone who doesn't cook very much, eats simply, eats out, and/or travels. If needed, family will provide a mini fridge in the room, a regular fridge in the garage, a microwave oven, and other appliances that they own (can purchase hot plate if tenant requests).

There's also no W/D access, but countless laundromats/fluff&folds nearby (in addition to other commerce). If we deem the tenant responsible/careful, tenant can use the upstairs kitchen and W/D (& if our car is gone, our garage) when the family goes on extended vacation. A small, quiet dog (Shih Tzu mix) lives upstairs, and is not OK w/ other animals, hence, the no pet policy - apologies. If the tenant can care for the dog when the family's on vacation (he's low-maintenance), the rent will be discounted per a negotiated amount.

Bc the entry point to the house is on the 1st level where the tenant's room (with door) is, there is some shared space there, but to ensure the tenant's (& our privacy), the family will quickly/quietly go upstairs after entering the home each time (w/ some reasonable exceptions)!

Rent of 1100/mo includes all basic utilities & upon move-in, the security deposit of 1100 will also be due. The lease length is at least 10 months, but assuming the family's circumstances stay the same, the tenant could request month-to-month thereafter. Ideally, we're looking for a graduate student (or a mature/responsible junior/senior) or a working person who is relatively respectful, not loud & party-throwing, does not commit drug use that we could smell or be affected by (children live here, they're well-behaved). Note that no one else can live in the room with the tenant, and no person (esp. not a romantic partner) can stay overnight on a regular basis (so 1/4 of the time or less is acceptable, eg, up to 2x/week). We as a family are really trying to maintain the peaceful environment of our home.

It's a lovely room, we anticipate that it will go fast - we're a really nice family, we hope to interview you for it & answer any other Qs you may have!
