We are leasing a sunlit private studio in San Lorenzo to max ONE tenant only with the following features (please do NOT contact if more than one tenant applying):

- Independent entrance
- A private full bath
- Private kitchen space (with a fridge, cabinets, microwave, countertop stove, sink, etc.)
- Space is newly renovated (all lights are LEDs)
- Dryer and washer are the only shared feature among tenants (outside the studio, on the property)
- Street parking is available

Monthly base rent is $1,370. Trash is included in the base rent. Utilities (gas, water, electricity, and Wi-Fi) are paid separately and apportioned by headcount. Utilities typically cost between $50 and $90 a month per person depending on energy usage pattern.

The property is located 0.6 miles from Bay Fair Bart Station (a 12-minute walk). It is also close to the following amenities:
- Easy Freeway access to 580, 238, and 880 (a 3-minute drive)
- Bayfair Center with Target, Macy’s, and lots of restaurants (a 3-minute drive)
- Walmart (a 6-minute drive)
- Carrington College (a 6-minute drive)
- Park (a 5-minute walk)

The neighborhood is quiet and safe for strolling. We are looking for a non-smoking individual (max ONE tenant) who is relatively clean and organized, easygoing, and prefers quiet environments. Pets are not allowed.

The unit will become available mid- to late-April. The unit is not furnished other than the equipment mentioned above. Please note that the $1,370 monthly rate (excluding utilities) applies only to 12+ months of rental.
