Newman, California, is located approximately 46 miles east of San Jose. Believe it or not, this little city is only about two square miles in size; but the population is around 10,224, at the time of the 2010 U.S. Census. The city still has an old town charm, and small doesn't necessarily equal boring. Manufacturing, construction, and agriculture are the big industries here.
Moving to Newman
Newman has a mixture of single family houses and apartments that range from one to four bedrooms. For California, the cost of living is surprisingly lower here than other city averages. The rental prices are also lower than the majority of the state, so you should definitely have no problem finding homes for rent in Newman. You should be able to keep an extra few bucks in your pocket that you would have normally spent on housing.
Are You Ready To Move?
Don't let Newman's square mileage fool you. Just keep in mind that there's no public transportation. If you're looking for an apartment to rent, most of them can be found in the city center. Townhouses are also available, as well as single family houses.
You should give yourself about 4-8 weeks of preparation before the actual move date. You should be able to work out the logistics of the move within this time frame. Most apartment complexes will want do a credit check, so you should check it yourself before you fill out a rental application. Any derogatory marks can be addressed beforehand. You may also need a copy of your ID, a security deposit, bank statements, and several copies of your pay stubs. There may be apartments with paid utilities, so don't be afraid to ask about it.
Please factor in the actual cost of a move. You may want to hire professional movers, and planning ahead can help you avoid any surprises. A GPS System can get you around fairly well, but it's always a good idea to go old school and have a map handy.
Newman Neighborhoods
Newman actually has a few neighborhoods inside of its 2 mile area. There are several located within the CityCenter. Noted neighborhoods include Stephens Ranch, Hearthstone Ranch, Sherman Ranch, and Lucas Ranch. Apartment communities include the Valley Manor Apartments and the Rolling Hills Apartments. There is also a senior community called the Westside Village Senior Apartments.
Stephens Ranch: Stephens Ranch is located in the southwestern corner of the City Center. You can find a 1 bedroom apartment for rent in some apartment complexes. There are mostly medium and large sized houses. Rental homes in Newman are available with 3 or more bedrooms. The walk score around town is 78.4 percent, but owning a car would be a huge benefit.
Hearthstone Ranch: Located in City Center, this neighborhood is on the border of Sherman Pkwy. and Hwy. 33. There is a mixture of owners and renters. Remember, there is no public transportation, so having a car is a necessity for Newman. Most of the houses here have 3 or more bedrooms, and there are some apartment homes as well.
Sherman Ranch: Next to Hearthstone Ranch, this CityCenter neighborhood borders Sherman Parkway and Hills Ferry Rd. If you're looking for green space, it can be found in ShermanPark. The park is in walking distance of most residences. This neighborhood is a little less populated than Hearthstone Ranch. There are rental homes as well as owner-occupied homes here.
Lucas Ranch: Just south of Sherman Ranch is Lucas Ranch. Even though it's smaller in area, it is just a bit more populated than its northern neighbor. There is a mixture of owners and renters in this CityCenter neighborhood, too.
Living in Newman
Newman is a small city rich in history. You will definitely want to have a car if you are going anywhere outside of the city limits. Arts and entertainment lovers will want to check out the historic Westside Theatre. It has gone through several different owners, starting out as a movie theatre, and at one point it was converted into a skating rink. But now it has become a diverse arts center, which even features live concerts for the head bangers!
The annual Fall Festival has local music, arts, crafts, shopping, and even a parade. There are about 13 restaurants, and if you're looking for a McDonald's, you will not find it. But you can scratch your fast food itch with Burger King. It also has a Subway, Little Caesar's Pizza, and several Mexican restaurants.
Bargain hunters can visit consignment shops, and there are a couple of pharmacies and hardware stores along North Street to purchase miscellaneous items.
Local parks include Lions Park, Hurd Barrington Park, Sherman Park, and Pioneer Park. The Recreation Department sponsors basketball, volleyball, soccer, and martial arts. There is also a Teen Center and Skate Park located in the Recreation Department on Harding Road. If you're into trapshooting, there is a shooting range on Hills Ferry Road on the outskirts of town.
The Newman Historic Society has put a lot of effort into preserving the city. They assist in the operation of the Newman Museum, which was originally built as one of the Carnegie Libraries in 1920. The Museum houses artifacts including Native American Indian relics and World War I memorabilia.
The Historic Society was also instrumental in the restoration and relocation of the Old Orestimba School House. The original school house acted as a community center and predates the city of Newman. It was restored and relocated to the former Orestimba High School location in 2000.
Newman, although small, is a beautiful part of California. If you plan on a day trip, you might just fall in love with it and move here to stay.
