City Center: You'll find rental homes from small apartments to single-unit homes and a solid mix of owners and renters. Many homes are historic in nature, built no later than 1939. This is walkable community with shops and services at your doorstep.
Plum Island/Joppa: Suburban in feel and located along the coast, you'll find a mix of single-unit houses and apartment buildings here.
Living in Newburyport
Historic downtown State Street was restored to a pristine look in the 1970s, and is filled with shops, dining and entertainment options. The waterfront houses more historic buildings and holds music concerts in the summer and fall. The homes of the seafaring businesses are found on High Street. Many have elaborate and elegant widows' walks, the roof-line walkways where residents could spot returning ships. Flower gardens abound.
Local shops and restaurants surround Market Square and the length of State Street. The city celebrates its own history and the draw that it offers to tourists with fun festivals year-round from concerts and a farmers market in the summer, with the market itself housed in an old mill on Liberty Street. Vibrant and well maintained, the downtown area has everything from Federal architecture to browse and cafes to relax in.

Newburyport is proud of the events and recreational opportunities it offers residents and visitors alike. Along with a beautiful boardwalk along the waterfront, you'll find a year-round ice skating rink, city-sponsored sports leagues, dance classes and art classes. Boating and fishing are beloved activities, so grab a line and lift an anchor.
Annually, the Yankee Homecoming festival celebrates the town with an art show, antique car parade and street festival, with concerts every night at the Market Landing Park. You'll also find the Newburyport Lions' 10-mile race and fireworks show as part of this festival, which is one of the oldest in the nation.
